Tenant fees act 2019:

 From the 1st June 2019, the new legislation comes into force that will affect every Landlord and tenant in England. By banning fees traditionally paid by tenants the act seeks to create a fairer, better and more affordable private rented sector, weather we agree with this or not it now law.

In practice nothing will change, and we will still need to incur costs associated with providing services such as referencing, adding a guarantor, renewing of contracts, check ins and rent reminder letters. However, by law, we can no longer charge tenants for these services.

Other Requirements

In order to comply with the current requirements for letting your property in the UK, we require the following to be carried out on the property prior to marketing:

Energy Performance Certificate (EPC).Valid for 10 years.

Landlords Gas Safety Certificate. Valid for 1 year.

A Electrical Report is strongly advised every 5 years..
